Salas O’Brien is an employee-owned engineering and professional services firm providing integrated engineering and consulting services across a variety of industries. The Senior Commissioning Project Manager will lead complex commissioning projects from pursuit through warranty, manage client relationships, budgets, schedules, and deliverables, and provide technical leadership and mentorship to commissioning staff.

Responsibilities

• Serve as the primary client contact and commissioning authority on assigned projects
• Lead commissioning strategy for complex and multi‑system projects from pursuit through warranty
• Build and maintain strong client relationships through clear communication, responsiveness, and technical credibility
• Proactively identify and resolve project risks, scope gaps, and technical issues
• Develop commissioning scopes of work, schedules, and fee estimates for proposals and active projects
• Lead design phase reviews including OPR, BOD, plans, and specifications to ensure commissionability and performance alignment
• Facilitate OPR workshops and commissioning planning meetings as required
• Oversee development of commissioning plans, test procedures, and documentation, including:
• Pre‑Functional Checklists (PFCs)
• Functional Performance Tests (FPTs)
• Integrated Systems Tests (ISTs)
• Perform and/or oversee site observations, system testing, and issue resolution
• Lead commissioning meetings and ensure accurate documentation and follow‑through
• Maintain accountability for project budgets, schedules, and deliverables
• Collaborate with Project Accountants to support accurate invoicing, forecasting, and financial performance
• Partner with the Cx Project Coordinator to maintain project plans and resource alignment in Vision
• Ensure project execution aligns with contract scope, safety requirements, and internal quality standards
• Provide technical guidance and quality oversight for commissioning staff
• Mentor and support the development of junior and mid‑level commissioning providers
• Contribute to the refinement of commissioning standards, tools, templates, and best practices
• Support internal training and knowledge sharing initiatives
• Lead development of commissioning reports and systems manuals
• Facilitate warranty walkthroughs and ensure documentation is updated accordingly
• Act as a people manager for assigned team members, accountable for performance, attendance, and conduct
• Set expectations and provide regular feedback and performance check‑ins
• Monitor timekeeping and schedule adherence in line with project and policy requirements
• Partner with HR on performance management, documentation, and corrective action as needed
• Support onboarding, development, and reinforcement of company values and safety standards

• Working knowledge of local energy codes, LEED commissioning requirements, and industry standards
• Financial acumen related to project budgets, schedules, and contracts
• Proficiency in reading and interpreting construction documents and drawings
• High school diploma or equivalent required; relevant commissioning, construction, or facilities experience may be considered in lieu of formal education
• Demonstrated experience leading complex commissioning projects independently
• Experience with Building Automation Systems (BAS) preferred
• Bachelor's degree preferred
• Project Management certification preferred
• Professional Engineering (PE) license preferred
• Building Commissioning certification preferred
• OSHA 10‑hour Construction Safety and NFPA‑70E preferred
