Overview

Our client is looking for a Maintenance Coordinator to serve as the central point of contact between tenants, property managers, and third-party vendors across a portfolio of Florida properties. In this role, you will manage the full lifecycle of daily maintenance work orders while expanding and maintaining a strong vendor network using AppFolio software. It offers a fully remote, full-time opportunity with full onboarding support and long-term career stability within a growing property management team. Schedule: Monday to Friday 8 hrs per day (flexible schedule: will be confirmed during the interview based on candidates' and clients' availability) EST

Responsibilities

Manage and coordinate 7-8 maintenance work orders daily across multiple properties Utilize Appfolio property management system to track, assign, and close out maintenance requests Build and maintain strong working relationships with third-party maintenance vendors Expand the vendor network by identifying and vetting new qualified service providers Coordinate scheduling and dispatch for multiple concurrent maintenance projects Communicate effectively with tenants, property managers, and vendors throughout the maintenance process Manage heavy workloads while prioritizing urgent maintenance issues appropriately Ensure all maintenance documentation and records are accurately maintained in Appfolio Work collaboratively with the existing maintenance coordinator during the transition period

Requirements

Minimum 5 years of experience in maintenance coordination or property management maintenance Proven experience using Appfolio property management software Strong knowledge of various maintenance issues across residential properties Demonstrated ability to manage multiple work orders and priorities simultaneously Excellent vendor management and relationship-building skills Strong time management skills with ability to handle heavy daily workloads Excellent written and verbal communication skills Reliable internet connection and professional remote work setup Nice-to-Have: Bonus if you speak Spanish fluently Nice-to-Have: Experience expanding vendor networks in multiple geographic markets Nice-to-Have: Experience working with property management companies operating in Florida Independent Contractor Perks Permanent work from home Immediate hiring Health Insurance for eligible locations Note Please click the "APPLY" button to complete your application, including the assessment questions, technical check, and voice recording.
